Price-to-rent. Overview of ROI in different cities comparing to the North Cyprus.
Price-to-rent multiples declined on average compared to last year, as rental growth outpaced price appreciation. That said, almost a third of the cities covered have price-to-rent multiples above or close to 30. The highest price-to-rent ratios are currently reported in Tel Aviv, Munich, and Hong Kong, followed by Zurich, Geneva, and Frankfurt. Such high multiples come from an excessive appreciation of housing prices in the wake of previously low interest rates. House prices in all these cities remain vulnerable to corrections should interest rates remain elevated for longer or continue to rise further. Every year UBS Global Wealth Management publishing the "UBS Global Real Estate Bubble Index" giving an overview into real estate market around the world and key locations within different countries.
In the newest 2023 issue price-to-rent values were compared in 25 top cities of the world. According it Dubai and Miami become the most attractive markets with overall 15 years of ROI for real estate.
However if North Cyprus were on the list, it could lead the rating due to shortest ROI comparing to other destinations. Decades, North Cyprus shows 8-12 years ROI no matter short term or long term rental method. Today we have projects giving rental guarantee promise, written in sales agreement even for 7 years with 100% return of all investment. It is a good opportunity to invest in island property. North Cyprus long time were not target for many international property investors. Last 5 years North Cyprus becoming more attractive and unspotted part of island developing year over year.
